Whatever your reason, there is no single "right" way to downsize.
The best downsizing process starts by understanding how you want to live in your next home and then working backwards.
When is the right time to downsize?
There isn't a magic age or particular point in life when you should downsize.
However, there are some common signs that it may be worth considering:

Downsizing is much easier when you break it into stages.
1. Start with a conversation
Before you open a single cupboard, think about what you want your next chapter to look like.
Where would you like to live?
What do you want to be close to?
How much maintenance do you want?
Do you need a garage, garden, extra bedroom or accessible bathroom?
Would you prefer to be closer to family, shops, public transport or healthcare?

2. Understand your finances
Before selling your current home or purchasing another property, it's important to understand the numbers.

- The likely value of your existing home, the potential budget for your next home the selling and conveyancing costs, purchase costs, moving expenses, any renovations or modifications, ongoing costs associated with the new property and the timing of your sale and purchase - how it all sits together.

3. Decide what needs to stay for the presentation of the home
This is often the hardest part of downsizing.
Preparing your home for sale while you’re still living in it is about finding the right balance.
We want buyers to walk through and be able to imagine no one living there yet — a clean, calm, uncluttered space where they can picture their own life unfolding. But we also need to make sure the home remains comfortable and functional for you while it’s on the market.
Downsizing can naturally remove many of the personal touches and possessions that have given your home its character and soul, so our approach is to carefully edit rather than strip everything away. We work with your existing furniture and belongings wherever possible, and consider partial staging when it will enhance key areas.
The result is a home that feels beautifully presented and ready for its next owner, while still being a comfortable place for you to live until the day you move.
When downsizing, you don't necessarily need to declutter your entire home before you put it on the market. Our focus is on doing enough to present the property beautifully for photography and inspections — creating space, improving flow and removing the items that may distract buyers.
The majority of the sorting and downsizing can then happen once you know where you're going. In many cases, clients don't secure their new home until after their current property has sold, so making decisions about what will fit, what will work and what needs to go can be much easier once you know the size, layout and location of your next home.
This approach also means you aren't prematurely getting rid of things you may ultimately have room for, while still ensuring your current home is presented at its best throughout the sale campaign.
One of the biggest elements in allowing this to happen is ensuring the Lawyer/ Conveyancer and Agent are all on board with securing an extended settlement to allow time to find a home and declutter/ prepare to move which can be organised on the contract for sale up front.

4. Prepare your current home for sale
Once you've started the decluttering and initial steps of the process, you can look at further elements to the presentation - including intentional spending:
This might involve spending money on things like:
- Decluttering/ Packing
- Cleaning
- Gardening
- Minor repairs / Maintenance
- Painting or touch-ups
- Styling
- Guidance & Advice
The important thing is not to spend money simply for the sake of spending money.

And if you're still living in the home, we understand that you need to continue living your life.
We can work with you onsite throughout the preparation period, with kindness and patience, making sure your everyday routine and access to regularly used belongings aren't unnecessarily compromised while we prepare the home for the sale campaign.
For some properties, we recommend professional staging but completely vacating a home isn't always practical. Sometimes the best solution is to work with your existing furniture, rearrange what's already there or use partial staging in key areas.
5. Choose the right selling team - Selling Agent and Lawyer
Selecting the right people is one of the top 3 important things to do.
You want someone who understands the property, the local market and your personal requirements in the move — but also someone you feel comfortable communicating with.

6. Plan the sale and purchase together
One of the biggest challenges when downsizing is coordinating the sale of your existing home with the purchase of your next one.
Do you sell first, buy first and line up the settlements? - There are advantages and risks to each approach.
Selling first can give you certainty about your available funds, but you may need temporary accommodation or an extended settlement to allow you time to find a place & move.
Buying first can give you somewhere to go, but may mean carrying two properties or arranging finance and this can cost more money. Sometimes the ideal outcome is to coordinate the two transactions as closely as possible. The important thing is to start planning early.

7. Find somewhere to move to & prepare

8. Get organised for moving day
Once your sale and purchase are underway, the focus shifts to the actual move. This is where a good plan can make an enormous difference. Our moving home coordination service can include a tailored quote including a moving timeline, checklists and planning, packing materials, quotes and liaising with removalists, coordinating cleaners and contractors, moving day coordination and packing and unpacking assistance on arrival to your new home.

9. The final clear-out
As settlement approaches, there will be a final round of decisions and inspections, anything that isn't being sold (included on the contract for sale) with the property needs to be removed - even if you think it would be handy or useful. Things like, furniture, garden items/ pots, tools, boxes, cabinetry that's not fixed/ included. This is often when people discover how much is still left to do and where our experience and measured approach (and checklists!) come into value.
Having someone coordinate this stage can take a significant amount of pressure off family members and ensure nothing is missed.
10. Settlement and moving day
Settlement is an important milestone, but it isn't necessarily the end of the process.
There are still practical jobs to coordinate; keys, removalist, cleaning, moving, unpacking
Ideally, we help you pack your essentials so they are easily accessible during the transition of the move, think, medication, important documents, phone chargers etc.
It sounds simple, but these small details can make the move considerably easier if you can put your hand on them easily.
11. Unpacking and settling into your new home
Moving isn't finished when the boxes arrive and the removalists leave. For many people, the emotional part of the move really begins once they are sitting in their new home and the whirlwind hits. It can feel strange at first because the rooms are different, the familiarity isn't established yet and things aren't all unpacked yet.
